1) There are 2 car spaces allocated to each of the large flats and 1 for the studio flat. If you need more spaces for guests they can use a car park nearer the main road and walk 2 minutes to the house unless arranged otherwise.

2) There is small kitchen, this is used for parties and other communal events. There is a table tennis and some sofas in the main lobby.

3) You can invite guests to the grounds and swimming pool but you must be with them and responsible for them.

4) There is a common front door to the house leading to a large shared entrance hall.

5) You are responsible for your own gas, water, council tax and electricity bills.

6) The electricity is measured by private sub meters. Monthly payments are only £90 which covers, insurance, most maintenance and the swimming pool. The studio flat pays 50% i.e. £45.

7) There is an Orangery which currently has the swimming pool plant in. It is intended to convert that building into a shared warm space.

8) There is plenty of land in the South Field for you to carve out an allotment. You will use the land under licence from the Management Company. The main condition will be that it must be gardened organically.

9) There is a plan to plant trees and an orchard there. So any gardening skills will be welcome. We have a sit on lawn mower which can cope with the front lawn, Rose Garden and Beech Tree field only.

10) Some families home educate others use local schools for their children.

11) Members jobs vary from author, computer programmer, midwife, musician, cohousing developer to homeopath and other therapies.

12) In 2002 an amicable split was agreed with 7 adults in the adjoining property which consists of newer buildings. The children from the neighbouring buildings visit and play with each other.

13) There is an agreed intention to build around 5 new Eco- houses on the Beech Tree Field. You must be happy with this before joining.

14) Decision making on matters like how we use the outside space, how much money to spend on maintenance and improvements will in practice be made by all the Residents Group using consensus or failing that a simple majority. The Management Company, Frankleigh House Ltd. only consists of the founding 7 adult members. That company can if necessary over-turn residents decisions. New Residents will be invited to buy shares in and join that Company after a couple of years. It has now been decided that each flat can nominate 2 directors and each flat can own an own an equal single share of the Freehold.

15) There are and will be a number of committees. They are maintenance and repair committee, inside cleaning, Swimming pool, Finance and budgeting, Gardens and outside space, Building conversion. Plus ad hoc committees for one off jobs. Sometimes there is just 1 member to a committee. The committees will have a budget and can make their own decisions unless challenged by the Residents Group.
